10,685 sq. ft. building
13 acre site with 250,000 sq. ft. of asphalt paving and 5,000 of curbing
172 days from start to completion
6 weeks ahead of schedule
The Herd was so excited to work on this project that once we got them started, it was hard to slow them down. In fact, we completed it six weeks ahead of schedule, which is almost unheard of considering the other challenges we had to overcome. The entire team, Vendor Partners included, rallied to pull off an amazing build.
To start with, we had to deal with 11 ½ inches of rain, which meant we lost 28 days of work time. Then, we had issues with the concrete that took some extra supervision, too. But those issues proved to be nothing for the Herd, since we're always set on Building Better no matter what.
The entire site consisted of 13 acres, which included a lot of concrete and paving for the auto and truck fuel stations—the actual fuel equipment was installed by a separate vendor. The Herd did 5,000 LF of curb to boot. The building was a shared space for the retail store and IHOP restaurant. We started building from the ground up with a steel frame and extremely durable synthetic rubber (EPDM) roof. The outside had an exterior insulation and finish system (EIFS) with brick skin and an aluminum storefront. The flooring was tile throughout.
The Herd also installed much of the owner’s retail casework to save them time at the turnover. In fact, the punch list was completed in less than one week.
We’re proud of every team member who pulled together on this project, from accounting to our Vendor Partners. The finished build is one that our Client Partner “Loves,” and it makes our hearts beat a little faster, too.
